Demolition Case Study

Scope of Works

Having been appointed on a principal contractor basis, our works included the safe removal of non-licensed asbestos roof sheets from a number of low level industrial units at the rear of the site followed by the demolition of 2 semi-detached houses & the industrial units to slab level prior to breaking out and clearing all slabs & foundations to leave a vacant site. The project had a specified programme within which to complete our works due to the site being positioned directly adjacent to a primary school and the works needing to be completed within the school summer holidays to avoid any disruption to the students. Despite delays to our initial commencement caused by planning issues, all works were completed with over a week to spare before the school reopened.

Challenges

The site was positioned directly adjacent to a primary school with one elevation of the large semi-detached houses sitting almost directly on the boundary line without any space to allow the installation of protection scaffolding. To eliminate the risk of any debris from the flank elevation falling outside of the site area whilst being deconstructed we created an exclusion zone within the neighbouring school playground using heras fencing. The flank elevation was subsequently deconstructed within 2 days and no debris fell outside of the site area. Additionally the site was positioned within a mature residential area and the works were fully completed without any complaints from any of the neighbouring residents by engaging with the local community prior to commencement.

Achievements

The works were completed with over a week to spare on our original agreed programme period, allowing the school to reopen with no disruption, despite the initial delay in commencement due to planning issues.
