Scope of Works
Rankin D&D were appointed by EC1 Build as subcontractor to undertake the complete strip out back to core of a 4-storey office building, previously occupied by a well known fasion brand, in preparation for the subsequent refit by EC1 Build for their new clothing retailer client. The works included the removal of all floor finishes, suspended ceilings, toilet cores & kitchens on every floor, plasterboard & glass partition walls and various M&E/ducting together with the clearance of a large amount of redundant office furniture. The project had a rigid timescale to complete the works to allow the follow-on trades to complete the fit out as per the programme schedule.
Challenges
The works were originally envisaged to be undertaken using a scaffold loading gantry at the rear of the building in combination with a telescopic telehandler equipped with rotating bucket, to allow all resultant waste streams to be removed from the building to a number of 40-yard RORO skips positioned within the rear car park below. Unfortunately, the use of a scaffolding loading gantry was not possible as the window openings needed to be closed every night for security reasons and it was not allowable to fix into the external building structure. To solve the challenge, we mobilised a heavy-duty scissor lift capable of reaching the highest level and loaded out all waste generated to ground floor in this way. This also generated a net commercial saving to our client in comparison with the allowed provisional sum.
Achievements
Having been allowed a 4-week programme to complete our contract works, Rankin D&D handed back all areas one week ahead of programme, whilst also undertaking a number of additional variations within this period. On an environmental basis, we managed to allocate part of the redundant office furniture to another of our clients, thereby reducing the overall volume of waste needing to be recycled and satisfying a need within another main contractor. We also arranged the fully intrusive R&D asbestos survey for the entire building as the main client had not provided as part of the pre commencement pack.
